Joey X Matt Ventures LLC is a real estate investment company. We buy residential property for our own account, mainly to hold as rentals. We are not a real estate brokerage, and we are not acting as your real estate agent, broker, attorney, or financial advisor. We do not represent you in any transaction. You are encouraged to consult your own attorney, accountant, or licensed real estate professional before entering into any agreement.
2. No guarantee of an offer
Submitting a property or speaking with us does not obligate us to make an offer, and does not obligate you or any seller to accept one. Any figures or estimates discussed before a signed written agreement are informal and non-binding. Offers depend on property condition, title, rents, city requirements, market conditions, and other factors. Nothing on the Site guarantees a specific offer amount, closing timeline, or outcome.
3. Text messaging (SMS) program terms
By providing your mobile number and checking one or both SMS consent boxes on our form, you give express written consent for Joey X Matt Ventures LLC to send text messages to that number, including messages sent with automated technology.
Consent to receive text messages is not a condition of any purchase or of submitting a property. You can send us a property without checking either box, by calling (216) 714-1107, or by emailing joey@joeyxmattventuresllc.com.

By providing your phone number, you agree that we may call you about the property you submitted. You can ask at any time to be added to our internal do not call list, and we will honor that request. You can unsubscribe from marketing emails using the link in any email or by contacting us directly.
5. Your responsibilities
You agree that:
- The information you give us is accurate and complete to the best of your knowledge
- You are at least 18 years old
- You own the property, are authorized to act for the owner, or are the licensed agent representing it
- You own or are authorized to use the phone number and email address you provide
- You will not use the Site for any unlawful purpose or try to interfere with how it works
6. Intellectual property
All content on the Site, including text, graphics, and layout, is owned by Joey X Matt Ventures LLC or its licensors and is protected by law. You may not copy, reproduce, or redistribute Site content without our written permission.
7. Third-party services
The Site may link to or rely on services run by third parties. We do not control those services and are not responsible for their content, availability, or practices.
8. Disclaimer of warranties
